Preparing Your Home for Sale

 

My wife says she wants to put our house on the market so I will keep it neat and get rid of a lot things I haven't used in years.

  •  First impressions mean a lot
    1. The lawn needs to be cut more often during the listing period, bushes trimmed, colorful flowers add a nice touch.
    2. Repaint the front door and any other trim that may be blistering.
    3. If you have a deck pressure wash it and at the same time pressure wash the walk to the front door.  Pressure washing a deck makes a big difference and the incremental cost to clean the front walk is minimal.

  • Clutter..... Make your house look bigger.
    1.Store out of season clothes so closets do not have a cluttered look.
    2.Remove items from the floors on walk in closets so that so that  prospects have easy access.
    In kitchen remove any appliances that are unnecessary to give the appearance of greater counter space
    3.Stack all items in the garage and basement neatly against the wall so that it shows maximum floor space.
  • Plumbing:
    1.Make sure that toilets and faucets are not running or leaking.
    2.Toilet bowls should be cleaned and it is a good idea to replace the toilet seats if they look bad.
  • General
    1.Broken screens and windows should be fixed.
    2.Lubricate the window so they slide easily
    3.Replace caulking around bath tub and fixtures.
    4.Remove stains from toilets tubs and sinks

  • Floors mean a lot
    1.Shampoo carpet and polish or wax hardwood and vinyl floors.
  •  Paint At a minimum paint any scuffed walls.
  • Staging ....Less is more.
    1.Get rid of furniture that is beat up or frayed
    2.Keep a minimal number of pictures on the wall... enough to give the place a homey look but not too much
